BUYING A HOME

PRE-APPROVAL: Shop within your price range.  A pre-approval from your mortgage specialist is a good place to start! 

SHOWINGS: Now the fun begins! Wendy schedules home viewing tours promptly and for as long as it takes to find the right home for you. 

WRITING AN OFFER: When you have found your potential new home it’s time to write an offer. Expect some back and forth between your initial offer and the accepted offer. Wendy uses her keen negotiating skills as a strong advocate for your needs during this phase of the buying process.  

ACCEPTED OFFER: Once you have an accepted offer it’s time for you, the buyer, to do some work.  Often you’ll have approximately 10 business days to remove your subjects/conditions.

Some examples of subjects/conditions

  • subject to financing (getting your financier to approve the purchase), 
  • subject to inspection (there are a few inspectors in the area that buyers can utilize.  Alternatively buyers can choose to do their own inspections and/or hire trades to inspect the home)
  • subject to home insurance approval (an insurance company of your choice needs to confirm that the home is indeed insurable)

There are a number of subjects/conditions that can be added to a contract. The examples listed above are the most commonly added, all for the benefit of the Buyer (you). 

SUBJECT REMOVAL: When you are satisfied with all the subjects/conditions it is time to remove the conditions on your offer. 

UNCONDITIONAL OFFER: When all conditions have been removed you will be in a binding contract to purchase your new home (and the Seller will be in a binding contract to sell you their house).  

The house is now considered SOLD! 

Time for: 

  • the sold sign to go up
  • the listing to be removed from MLS 
  • a celebration; you are about to buy a home! 

CONVEYANCING: Lastly, it is conveyancing time. About one week prior to completion meet with your lawyer or notary to sign the mortgage and transfer papers.  

Then wait for your possession day and time to unlock the door to your new home!
