DECIDE YOUR ASKING PRICE
At your convenience, Wendy visits you at your home to do an initial walkthrough of your property. She will then research comparable homes that are actively listed (“the competition”) as well as comparable homes that have recently sold.
Wendy generates a personal CMA (Comparable Market Analysis) based on your property that contains a suggested listing price range as well as other useful information. You will be presented with your CMA within days of your first walkthrough.
PREPARE YOUR HOUSE TO SELL
Wendy has an interest in interior design and staging. She will happily advise on what to put on your “to-do list” to increase value and what you can scratch off your list too!
Some things to consider:
- Touch up paint and replace any missing baseboards and door trim.
- Clean and organize your home both inside and out…declutter, declutter, declutter!
- Replace any and all burnt out light bulbs
LIST YOUR HOUSE
Wendy will sit down with you, the home owner, and go over the listing documentation for your home. Once listed, Wendy arranges for local Realtors to tour your home, takes photos and posts a for sale sign.
Your home will be marketed locally and on a number of different websites. Every effort is made to reach as many potential buyers as she can.
Now that your home is on the market the showings begin!
Some things to consider for your showings:
- Tidy your home.
- Open all blinds and curtains to maximize light.
- Make the beds, shut the shower curtains and the toilet lids
Wendy encourages feedback from each showing and communicates it to you promptly. All offers are presented to you as soon as possible once Wendy receives them.
